Unauthorized Party claims "We can increase your cellular tower rental income, if you sell us the rights to the land under your Crown Castle tower."
The truth is, if you sell the land to unauthorized parties, you could potentially lose your rental income. Crown Castle controls the physical tower that resides on your property. If Crown Castle finds that another company has purchased the property beneath a tower that we own, we review the potential to relocate our tenants to other towers or relocate our tower to another location. If that happens, there will no longer be any revenue generated from your property.
Unauthorized Party claims "We can get additional revenue from the tenants located on your Crown Castle tower."
The truth is, Crown Castle has national multi-site agreements with our tenants and we have not, and will not, negotiate with Unauthorized Parties if they demand rent increases from Crown Castle. Instead, Crown Castle will do whatever is necessary to protect our revenue stream, including removing the tower from your property.
Unauthorized Party claims "We can get additional revenue by adding more tenants on your Crown Castle tower."
The truth is, that only Crown Castle has the ability to add customers on our towers. The revenues will only flow to Crown Castle.
Unauthorized Party claims "There are no tax ramifications if you sell us the land under your Crown Castle tower."
The truth is, that many land deals do not qualify for capital gains tax treatment. Make sure you check with your tax advisor to see how the structure of any agreement will impact your specific situation. For example, it's important to ask your advisor if the IRS will consider a lump sum payment, followed by a continuing stream of future revenue, as ordinary income.
Unauthorized Party claims "We can get you more money if we negotiate your lease extension or land sale with Crown Castle."
The truth is, that the Unauthorized Party will receive a cut of any deals made, which will reduce the amount you receive. While their offer may be attractive up front, you may be surprised when you get to the closing table. Working directly with Crown Castle, or with one of our Authorized Agents, means you do not lose any of your value to a middleman. The costs of the middleman plus the additional legal and closing costs you would incur are completely unnecessary. You will get the most money by dealing directly with Crown Castle. Most of the Unauthorized Parties package the properties they purchase beneath towers and resell them to other financial organizations. In some cases, they even try to sell a package of sites back to Crown Castle.
Unauthorized Party claims "We can quickly buy the land on which your Crown Castle tower sits."
The truth is, that Crown Castle is highly motivated to quickly close real estate transactions. After all, our business depends on the location of our towers. Crown Castle has an internal staff of over 40 dedicated closing specialists and enlists the help of one of the largest title companies in the U.S. Our best interest is the same as yours. It is sad to see some of our valued customers suffer through long drawn out negotiations by hiring under-staffed and under-capitalized Unauthorized Parties.
Unauthorized Party claims "We represent Crown Castle or are working on behalf of Crown Castle."
